Article 0: Description of the business
METHODK LLC, operating under the commercial brand KEYS REAL ESTATE, develops and operates digital solutions related to:
- international real estate matchmaking, in particular on the Thai market;
- the sale of support services for relocation, investment, and property management;
- training, coaching, and commercial operating licenses allowing independent contractors ("Business Developers") to operate under the KEYS brand.
METHODK LLC acts as a publisher, training provider, and licensor, and does not carry out real estate agent activities within the meaning of the French Hoguet Law. Its offers include digital content (training courses, masterclasses, work tools), recurring subscriptions, and support services.
Article 1: Scope
These terms and conditions of sale apply to all transactions concluded through the websites, platforms, or digital channels operated by METHODK LLC / KEYS REAL ESTATE. Any confirmed order implies full and unconditional acceptance of these terms.
Article 1 bis: Age restrictions
- Physical and digital products: reserved for customers over 16 years of age.
- Services (training, coaching, support): reserved for customers over 18 years of age.
Any customer who does not meet these conditions will be refunded and removed from our databases.
Article 2: Orders
Any order placed on our websites or platforms constitutes a contract and acceptance of these terms. No cancellation is possible after confirmation.
Article 3: Prices
Prices are stated in EUROS, all taxes included, and may be changed at any time. The applicable price is the one displayed at the time of the order.
Article 4: Payment
Payment is due immediately upon ordering, including for pre-sales. Payments are made by bank card via Stripe or any other method indicated. Payment security is provided by Stripe; METHODK LLC cannot be held liable in this respect.
Article 5: Delivery
Digital products are accessible immediately after payment through a member area or a secure link. Physical products are delivered to the address provided by the customer. In the event of loss, delay, or an address error, METHODK LLC undertakes to offer a replacement or a refund in accordance with the warranty.
Article 6: Personal data protection
METHODK LLC undertakes to comply with personal data protection regulations (GDPR). The data collected is necessary for order management, commercial communication, and service improvement. Customers may exercise their rights of access, rectification, or deletion at any time by contacting [email protected].

Article 8: Governing law
These terms are governed:
- by French law for customers in the European Union,
- by the law of the State of New Mexico (United States) for customers outside the EU.
Any dispute will be submitted to the courts having jurisdiction over the registered office of METHODK LLC.
Article 9: Withdrawal and refunds
In accordance with Article L221-28 of the French Consumer Code, no right of withdrawal applies to digital content delivered immediately after payment and accessible online. The customer expressly acknowledges waiving this right at the time of payment.
Furthermore, no refund request will be accepted after the content has been downloaded, viewed, or accessed.
Article 10: Operating licenses and recurring payments
KEYS offers include fixed-term commercial operating licenses with recurring payments (monthly or annual). These licenses provide access to:
- professional tools (catalogs, sales materials, resources, training),
- a limited right to use the KEYS brand,
- a commission plan according to the official schedule in force.
License payments are made automatically at each due date until cancellation by the customer. Cancellation can be requested at any time by email at [email protected]
License upgrades are possible at any time. License downgrades are possible after 6 months on the current license.
In the event of non-payment, fraudulent use, or breach of the operating conditions, METHODK LLC reserves the right to suspend or terminate the license without notice or compensation.
Article 11: Liability, warranty, and independence of licensees
11.1 Independence of partners
KEYS license holders act in full legal and commercial independence. They are neither employees, nor real estate agents, nor legal representatives of METHODK LLC. Each licensee acts on their own behalf and is solely responsible for their tax, social, and commercial obligations.
11.2 Company liability
METHODK LLC cannot be held liable for:
- errors, omissions, or failures committed by licensees in their use of the brand or the materials provided;
- data loss or malfunctions related to third-party services (Stripe, Systeme.io, hosting providers, etc.);
- indirect damages such as loss of revenue, opportunity, or reputation.
11.3 Content warranty
Products and training courses are provided "as is", with no guarantee of results. Any examples of income, performance, or testimonials mentioned are purely indicative and do not constitute a contractual promise or an assurance of easy earnings.
11.4 Force majeure
METHODK LLC cannot be held liable for any delay or failure caused by a force majeure event (natural disaster, conflict, major outage, cyberattack, suspension of third-party services, and similar events).
11.5 Suspension and termination
In the event of a serious breach of these terms or of the license conditions, or of harm to the brand's reputation, METHODK LLC may suspend the customer's or licensee's access without notice or compensation.
Article 12: Acceptance
The customer acknowledges having read and accepted all of these terms and conditions of sale before any purchase or subscription. Any purchase or subscription constitutes unconditional acceptance.
